How does one sell a timeshare in Mexico?

I understand the best way may be to find a broker relies on a commission if the timeshare sells. Most want fees upfront and they can range from $70.00 to $300.00 or more. This particular timeshare system allows you to exchange or visit most any where in the world. The maintainence fee is killing us-since we can't afford to travel anymore. We are only asking $5000.00 or obo--the system is available for 20 years. Ideas?

  1. A very popular financial guru with a TV and radio show in Atlanta , Clark Howard............. Suggests actually spending a week at it with the total time spent trying to find people visiting, and are in love with the place, and then try and sell then YOUR timeshare. When they are there, and want to return every year, then your timeshare seems real appealing to them. Worst case is you have a week vacation in Mexico.
  2. To resale or rent a timeshare is a hard task, the basic rule is not to pay money up-front, don’t be another victim of a scam... have a look at this website as theyare helpful enough
  3. sell it here. What are the maintenance fees?
  4. If there is a mail box or a community bulletin board at your home resort, you can put a “For sale” sign. This will pressure the developer specially if they sell it for $20,000 USD and you offer it for $5,000. Sometimes on the fine print of some sale agreements says that the developer has the first right to buy if your place is ever sold. I have heard of developers paying the money (as long as is not too much) just to take the sign out. To resale or rent a timeshare is a hard task, the basic rule is not to pay money up-front, don’t be another victim of a scam. Unfortunately over 50% of people that really need to sell their timeshare falls for this resale scams where they charge money upfront and less than 10% of them use their only real option which is to post it or offer it trough free advertising options as much, and as many sites as they can (it is ok to pay a few dollars to post in a great place but no more that $20 to $30). Timeshares do not have resale value and in most situations you would take a loss in what you paid for, as they resale for less than $2000 USD. There are some free classified ads where you can start posting: http://timeshareownerscommunity.com/ http://craigslist.com http://ebay.com http://recycler.com/ http://usfreeads.com/ http://www.inetgiant.com/
  5. Mexico is a tough place to own, due to the difficulties with resale. You are right about the upfront fees. The best thing to do is to ensure you ask that question within the first seconds of the conversation with these companies. I can recommend Timeshare Advocacy International as a resource that can lead you to reputable resale companies.
  6. Timeshares are just like anything that sells. If you're asking $5,000 for a timeshare that can be exchanged to anywhere in the world, might sound like an attractive deal to people in Mexico. You need to target that market for selling your timeshare. And never pay upfront fees for posting what belongs to you. You might want to consider creating a website exclusively for advertising your time share. Explain very well how you manage the time share, how much you spend on maintenance fees, your price for the time share, etc etc. Describe all wonderful times you spent in that place, share pictures. etc.. If possible get a spanish speaking person to help you translating your page. I hope this helps.
